The Home Warranty Plan (HWP) has been operating for 15 years since February 1995. To-date, we have covered more than 80,000 households in Singapore.

The covered items are Electrical system, Aircon system, Plumbing system, Water Heater system, Built-in appliances and Duct works.

Throughout the last 15 years, we have accumulated tonnes of experience. We are well-versed in handling household repairs and meeting our customers? needs. That is what ERA has committed to our customers.

What is Home Warranty Plan?

The ERA Home Warranty Plan (HWP) is a program designed exclusively for ERA home sellers and buyers in their bid to increase the value of their homes.

The HWP is an opt-in program which is subjected to eligibility and approval. Our customers need only to enroll with a membership fee as follows:

HWP comprises of 2 sections:

The Seller Protection Plan (SPP)
SPP covers the Seller for the conveyance period. It begins from the date the Buyer exercises the Option to Purchase or HDB’s 1st Appointment date.

The Buyer Protection Plan (BPP)
BPP covers the Buyer for 1 year or 2.5 years from the date of legal completion of the property.

What is the Criteria for Home Warranty Plan?

HWP Coverage Period: Private Resale Properties

Scenario Seller Buyer
ERA’s Exclusive Listing + Direct Buyer Condition:
If Seller has given 90 days exclusive listing and is paying 2% commission + GST, then:

Seller is covered for the conveyance period from exercise of OTP to completion.

Customers’ Privilege Plan – CPP Buyer (sell and buy through ERA) = 2.5 years, starting from completion date. Non-CPP Buyer = 1 year, starting from completion date.
ERA’s Exclusive Listing + External Agent’s Buyer Condition:
If Seller has given 90 days exclusive listing and is paying 2% commission + GST, then:

Seller is covered for the conveyance period from exercise of OTP to completion.

NOT COVERED
External Agent’s Listing + ERA’s Buyer NOT COVERED Condition:
If Buyer is paying 1% commission + GST, then:

What Home Warranty Plan Coverage

The HWP covers the repairs or replacement in the event of mechanical failure of eligible items listed in the Inventory List as follows:

Air-Conditioning System Window-unit or split-unit air-conditioning systems with valid installation permits. Casement window Air-con units, Servicing, Chemical Cleaning, Gas top-up, Fair wear and tear of insulation.
Interior Electrical System General wiring, fuse box / circuit breaker panels, outlets /switches, light fittings and fan. Replacement of light bulbs and tubes.
Plumbing System Bathtubs, W.C., piping and wash basins Cast-iron pipes and waste pipes.
Duct Works All accessible duct works (for big air-con system only). Concealed duct works.
Built-in Appliances Cooker, cooker-hood, oven, dishwasher, microwave oven. Refrigerator, Washing Machine.
